Agricultural land or 'bareland' is agricultural land with no attached buildings or residences. Agricultural land falls into two categories: arable land and pasture or grazing land. High yield arable land needs very specific conditions such as good location and precise soil content. This means that it is quite limited in supply and therefore it is sold at a premium.
In line with the general trend towards alternative investments, well-located agricultural land is now being seen by private investors as a realistic alternative to stocks and shares.
The latest RICS Rural Market Survey reports that agricultural land prices have reached a record high.
Agricultural land prices surged at the fastest pace in the RICS' rural market survey's history during the first half of 2008, with the average price rising by 24% in the first half of 2008 and by 47% year on year. Agricultural land rose by 32% in the first half of 2008.
